Why Invest In Burton On Trent
The historic market town of Burton upon Trent is a fast-growing, fast-regenerating community in East Staffordshire. Designated the capital of Britain’s National Forest, and largely surrounded by rural countryside, it’s a popular tourist destination. Its appeal to
this market is buoyed further by a wealth of retail, heritage, and cultural attractions. Each year, it draws an estimated 28 million visitors and its tourist economy is worth well over £1 billion.However, it has more important strengths from the property investor’s viewpoint. One is the scale of regeneration spending and the inward investment that is now driving growth in its population and local economy.
Another is the success of the wider region, which is likewise boosting jobs and productivity. The resulting need for new workers is pulling in talent from elsewhere in the country and heightening demand for good quality accommodation.
Average house prices in East Staffordshire rose quite dramatically over the course of 2022. Figures from the Land Registry suggest that they increased from an average of £214,905 in December 2021 to £236,768 by the same time in 2022. That equates to a +10.17% increase, or +£21,863 in absolute terms.
Employment growth is one important reason why rental demand is growing. More workers coming to the town inevitably translates into a greater need for accommodation. However, the wider district of East Staffordshire is also seeing sharp growth in its population; a rate that is noticeably higher than the national average.
ONS data from the 2021 Census indicates a population that’s growing at over +9% every ten years. More locally, the growth rate is even higher. At the 2001 census, the population of Burton stood at 48,400. In 2011, it was 72,299 and by 2021, it was 80,759. Those represent growth rates of +11.7% over the last ten years or +66% over the last 20.
In 2018, Stoke-on-Trent & Staffordshire Local Economic Partnership (LEP) published an economic plan that was designed to run until 2030. It set a target of 50,000 new jobs over that period. However, such has been the speed of progress that it now believes that it is “easily on track” to achieve that total by 2024, six years ahead of schedule.
At a local level, the most significant recent development has been the successful launch of the Town Investment Plan, which is supported by nearly £24 million of public funding. Using this and other funds, the local Town Deal Board reports that it seeking to address economic growth challenges through a number of major interventions.
